What is a cadastral code?
A cadastral code is a real estate identification system used in Georgia. Every real estate in Georgia has its own unique ID number, which can be used to obtain information such as:

How can I obtain cadastral code of a property?
In case you already know the seller of the property, you can simply ask for the cadastral code from the owner. Information about a property using cadastral code can be found on my.gov.ge a unified portal of e-services created by Digital Governance Agency. Currently the portal offers limited usability in English, therefore, to find the information we are after, we will have to get little bit creative and navigate the website in Georgian, nonetheless, we believe that in the future more foreigner friendly solution will be adopted.
How to access information about a property using cadastral code:
- Visit this website.
- Input the cadastral code into the last input frame on the left side of the website, above the blue button with a white icon of a magnifying glass. The text above the input frame should say საკადასტრო კოდი (Cadastral code)
- Click on the blue button with an icon of a magnifying glass.
- Click on the uppermost green text that has appeared after clicking on the button from step 3. (This will be the latest update of information about the property you are interested in)
- Confirm that you are not a robot. (The task will be in Georgian, use google translate in case you are not sure what you are required to select)
- In the left column click on the text with an orange pdf file icon next to it. The text should say: ამონაწერი საჯარო რეესტრიდან (Extract from the public register).
Congratulations, you have accessed an extract from the public register about the property you are interested in.
What to do with an extract from the public register?
You have successfully accessed the extract with all the information about your desired property, there is a problem though, the whole extract is in Georgian. How can you convert the document into English? You can simply copy the text into Google translate, however, some computers may encounter a problem where copied text will be outputted as gibberish. From our testing, the problem is encountered most often on computers with MacOS operating system, therefore to access all the desired information, we recommend you to use either Windows or Linux. Second option is to translate the text in the document with a translator or a Georgian speaking friend.

Currently, as a foreigner you have to jump through hoops in order to get access to all the information about a property you are interested in. The absence of english version of the site search and the extract makes it challenging but not impossible. It is better to spare few minutes of work on a proper research rather than spend hours with a headache because you have been scammed. Once an english version of the site search has been added and/or we will find a better way for foreigners to access information about properties, we will update you immediately.
